You’ve been pre-approved for a loan and you’ve found the home you hope to be moving into very soon. Great! The process is far from over, though, and there are some major missteps you’ll want to avoid as you get closer to closing.
1. Don’t quit your job. If you’re being forced to leave your job, immediately bring it to our attention and we’ll discuss how to proceed. During this time, stability is key. Few things will cause your lender to raise their eyebrow more than a disturbance in your employment situation.
2. Don’t buy or lease a vehicle. Every mortgage company performs what’s called a “soft pull” before closing, which is a basic inquiry into your other debt obligations. This is the wrong time to be taking on a new car payment. If your lease happens to be expiring, again, let us know immediately, and you may be able to get an extension. Whatever circumstances arise, we need to be able to document all pertinent details.
3. Don’t increase the balance(s) on your credit card(s). Since you’ll be in a new home soon, now’s a great time to purchase some new items for it, right? Actually, no. We don’t want to do anything that could affect your loan-to-value ratio or damage your credit score in any manner. Before swiping your card, speak with us first.
4. Don’t use the money you set aside for your down payment and closing costs. As obvious as this sounds, make sure you aren’t dipping into those funds for any reason whatsoever.
5. Don’t omit any liabilities. Debts such as a private mortgage, child support, or alimony that might not be showing up on your credit report must be disclosed to us in advance. We don’t want to have to address some last-minute issue that comes to light.
6. Don’t buy furniture and/or appliances. As touched on in No. 3, any purchase that could harm your debt-to-income ratio should be avoided at all costs. Wait to buy big-ticket items like furniture and appliances until after you close on your home.
